ICBC (Thai) offer you the housing loan to fulfill your desire to own the house with the low interest rate and fixed monthly repayments so you can manage your finances with confidence.

Features and Benefits
• To purchase a new house, townhouse, condominium suite .
• To refinance your existing housing loan with other Financial Institution.
• To refinance your existing housing loan with other Financial Institution with Top-up loan.
• Low interest rate with the maximum tenors up to 30 years (the applicant’s age shall not exceed 75 years at the end of the loan tenor) .
• Interest rate option shall be offered.
• The Front-end fee shall be free of charge.
• Appraisal Fee shall be refunded to the applicant after loan drawdown .
• The mortgage fee shall be discounted to 0.50% from 1.00% of credit line amount. In case the applicant make the fully repayment of loan within 5 years from drawdown date, the applicant shall pay the remaining 0.50% to the Bank.

Interest Rate
Interest is calculated on a daily basis.

Remarks: Effective interest rate is calculated at the loan amount of Baht 3 million with 10 years tenor. This effective interest rate may be changed subject to the changes of MLR or the different loan tenor.

Conditions

For Thai citizens individual customer age between 20-60 years old (the age of the applicant shall not exceed 65 years at the loan tenor)

• Good credit history in the last 2 years.
• Prepayment fee.
1.In case of refinancing to other Financial Institution in the first 3 years, the prepayment fee shall be at 3% of the refinancing amount.
2.In case of changing the interest rate option from fixed interest rate to floating interest rate, the prepayment fee shall be at 3% of the loan amount.

Please kindly submit following documents:

1.Individual documents of borrower or joint borrower (if any)
• Certified true copies of the identification documents (of the Applicants and Spouses).
• Certified true copies of the house registration (of the Applicants and Spouses).
• Certified true copies of the name/surname change certification, if any (of the Applicants and Spouses).
• Certified true copy of the marriage, divorce certificate (of the Applicants) death certificate(of the Spouses).
• In case of joint borrowers, evidence of relationship is required.

2.Income documents of borrower or joint borrower (if any)
• Latest original salary slip. In case of electronic salary slip, a certified true copy of such electronic salary slip is acceptable.
• Salary certification letter (not more than 3 months old).
• At least the last 6 months bank statement showing the income transaction
• If the Applicant has other income, the reliable evidence of such other income, such as the tax payment certificate, the withholding tax certification etc., is required.

3. Property and Financing Documents
• Certified true copy of the Sales or Purchase Agreement / Reservation Document / Option to Purchase.
• Copy of the title deeds of the Residential Property.
• The evidence of down payment.
• The map or location details (if any) .
• In case of a second home or multi-home buyer and refinancing application, evidence of current housing loan contract and loan payment of the past 3 months with the current commercial banks or financial institutions are also required.
